Tenancy Agreement Dubai
Every tenancy agreement in Dubai leads a double life. It is a private bargain between landlord and tenant — rent, term, who fixes the air conditioning. And it is the future entry in the Dubai Land Department’s tenancy register, because no tenancy is legally recognised until the signed contract is registered in Ejari. A contract drafted only as a bargain, without a thought for the register, is how tenants end up with agreements that cannot be registered, cannot open a DEWA account, and cannot be enforced. Tenancies in Dubai are governed by Law No. 26 of 2007 regulating the relationship between landlords and tenants, as amended by Law No. 33 of 2008, with rent increases controlled by Decree No. 43 of 2013 and the RERA rental index. The contract itself is made on the unified tenancy contract format the Dubai Land Department requires for registration. Those instruments answer most of the questions people argue about — which is why each section of this site cites the rule, not an opinion.

Before any clause, check one fact: the landlord named on the contract must be the owner named on the title deed, or a representative holding written authority from that owner. Every fraudulent and most defective tenancies fail this single test. Everything else on this site assumes you have passed it.
